For property managers
Add a condo without adding a unit
A condo, a single-family house, and a townhouse are each one home you own, one property and one place to live. You do not need to create a "unit" inside it. Wealtharu treats these as a single dwelling, so you add the property and go straight to the lease.
This calmer flow turns on when condo support is enabled for your account. Until then a condo behaves like any other rental, so you add a unit first.
Why there is no "unit" step
A "unit" is a separate rentable space inside a building, like apartment 101 and apartment 102. A condo or house is itself the thing you rent out, so a unit inside it would just be extra steps. Wealtharu keeps the plumbing the same behind the scenes, so your rent, ledger, statements, and taxes all work exactly as they do for any other property, but you never have to think about a unit.
How to add a condo or house
- Go to Properties and choose Add a property.
- Start with what are you adding? Choose A house, A condo, or A building with units. A house or condo is one home, so there is no "add a unit" step. A building with units keeps the usual flow where you add each rentable unit.
- For a condo you can also fill its building details (suite number, floor, the strata corporation) and, if you have already set one up, group it under a building. All of that is optional.
- Enter the address and save. That is it.
How to create the lease
- Open the property. On the Overview you will see a Tenancy panel instead of a Units section.
- Choose Create a lease. The new-lease form opens with the home already selected (it shows the property name, not a unit), so you just pick the tenant and enter the rent and deposit.
- Save the lease and continue with move-in as usual.
A building with several rentable units
If you manage an apartment building or a multiplex with separate rentable units, keep using the Units section to add each unit. That flow is unchanged. The single-dwelling shortcut only applies to a condo, house, or townhouse.
Good to know
- A condo or house you already set up with a unit keeps working exactly as before. Nothing changes for it.
- The money side is identical to any other property, so receipts, owner statements, and the T776 tax pack all include this home with no extra steps.
