For owners and homeowners
Project your equity, accessible equity, and hold versus sell
The Wealth page turns your recorded valuations and mortgages into a forward view of your real-estate wealth. It is an optional feature your account admin turns on. Everything here is an estimate for planning, not financial advice.
Turn it on
Wealth planning is off until a Wealtharu admin enables it for your account (it is a setting called "wealth platform"). With it off, the Wealth menu item is hidden and the page is not reachable. With it on, you will see "Wealth" under the money menu.
What you can do
Project your equity
See your portfolio equity today and where it could be in 5, 10, 15, or 25 years. Equity is your property value minus what you still owe. The projection grows your value by an appreciation rate you choose and pays your mortgage down over time. You set the appreciation rate and the horizon, so the assumptions are always visible. A property with no valuation is not included. Add a valuation to project it.
See accessible equity
This shows roughly how much you could borrow against a property at a loan-to-value ceiling you pick (65%, 80%, or 90% of value), after what you already owe. It also shows your current leverage band. This is a planning estimate, not a loan offer, and Wealtharu does not share your details with any lender.
Compare holding versus selling
For one property you can compare selling now against holding. Selling now nets your sale proceeds less selling costs, your mortgage payoff, and an estimated capital-gains tax (using your recorded purchase price and improvements). Holding shows your projected equity at your chosen horizon. You enter your marginal tax rate. This comparison is Pro and up.
Good to know
- Every figure comes from your recorded data plus the assumptions you set. Nothing is made up.
- Net worth here means real-estate equity only. It does not include stocks, savings, or other assets.
- These are estimates for planning. For advice on a refinance, sale, or your taxes, talk to a professional.
