A declined renewal is stopping the lease rolling over

Your lease reached its end date and did not roll over to month to month. A declined renewal offer is the usual reason.

Why a decline stops the rollover

When a tenant accepts or declines a renewal offer, a person has made a decision, so the automatic rollover stands aside rather than overriding them. That is correct when the decline was meant.

It is a problem when it was not. A tenant tapping Decline on their phone, on an offer they misread, disables the automatic rollover for that lease. Until now nothing said so, which is why a lease could sit past its end date with no explanation.

Clear it

  1. Open the lease and find the Renewal offers section.
  2. A declined offer now says This stops the lease rolling to month to month on its own.
  3. Choose Let it roll over.

The offer is marked withdrawn and the automatic rollover works again. The next time the rollover runs, an active lease past its end date rolls to month to month as it normally would.

What is kept

The decline is not erased. The offer history still shows that it was declined and when, alongside the fact that you cleared it. Nothing about the tenant's answer is rewritten.

What you cannot clear

An accepted offer cannot be cleared. Accepting changed the lease, so undoing it is a lease change rather than a correction. Create a new renewal offer instead.

An offer that is still open, already withdrawn, or expired never blocked the rollover, so there is nothing to clear.

The tenant is not told

Clearing does not message the tenant. They declined a renewal offer, not the month-to-month default, so there is no new decision to tell them about. If the lease then rolls over, the normal rollover notice covers it.
