Add your condo's details and strata fee

A condo or townhouse usually belongs to a strata or condo corporation, and sits at a suite number on a particular floor. Wealtharu lets you record those facts on the property and track the monthly strata fee alongside your other costs.

Condo details show up when condo support is enabled for your account, on a property whose type is Condo or Townhouse.

Record the building details

  1. Open the condo and stay on the Overview. You will see a Condo details panel.
  2. Choose Edit details and fill in what you have: the suite or unit number, the floor, the strata or condo corporation name, and an optional corporation contact (the property manager's phone or email).
  3. Choose Save details. Anything you leave blank simply reads "Not set", never a made-up value.

Track the monthly strata fee

The strata fee is real money, so it lives with your other operating costs rather than as a one-off note. That way it flows into your cash flow and year-end totals automatically.

  1. From the Condo details panel, choose Set up the strata fee (or Manage in Financials if one is already recorded). This takes you to the Financials tab.
  2. Add a recurring cost with the category Condo fee, enter the amount, and pick Monthly or Annual.
  3. Save. The fee now appears on the Condo details panel as a monthly figure, and it is included in your cash-flow forecast and expense totals like any other cost.

Good to know

  • These details are descriptive. Recording a strata corporation here is just a label on the property, not a separate account.
  • The strata fee uses the same recurring-cost system as insurance or property tax, so there is nothing new to reconcile and nothing is counted twice.
  • A single-family house has no strata, so the Condo details panel does not appear for it.
