For property managers

Reopen a maintenance request when the problem comes back

You closed a request, and the problem is back. Or you marked it complete before the work was really finished. Either way you can reopen it, and you do not have to file a new one.

Reopen a request

  1. Go to Maintenance and open the request. Closed and completed requests are still in the list.
  2. Choose Reopen request. It appears on the request page and on the row in the list, and only on a request that is completed or closed.
  3. Pick a reason if one fits, and add a note if you want. Both are optional and both are saved.
  4. Confirm.

The request goes back to In progress, so it is active work again with all of its history, photos, comments and vendor detail still attached. The tenant is told, because they were told it was resolved.

Your tenant can reopen it too

The tenant sees the same Reopen request button on their own request in their portal. That is deliberate. They are the person standing in the room when the leak starts again, and asking them to send a message and wait for someone to read it is slower than letting them say it directly.

When a tenant reopens something you get an alert, and the status history records that it was the tenant who did it.

Status history

Every request now keeps a Status history: each change, when it happened, and the reason and note on any reopen. A reopen never erases the completion it replaces, so you can see that a job was closed on the 4th and reopened on the 11th, and why.

Requests that existed before this feature shipped start their history at their next status change. There is nothing to recover for older ones, because the product was not recording it.

When you cannot reopen

Only a completed or closed request can be reopened. A request that is still open does not need it, and the button does not appear.

Reopening does not touch a work order attached to the request. If you had dispatched a vendor, check that separately.
