Move a tenant in with one guided flow that takes the deposit and first rent, records the walkthrough, and invites the tenant to their portal.
Before you start
- You need to be a property manager, account owner, or admin.
- The lease must already exist. See Add a tenant and create a lease.
- Have the deposit and first-period amounts ready, and plan to walk the unit so you can record its condition.
Steps
- Open the lease from Leases and start the move-in.
- Take the move-in money. Enter the deposit and the first rent. Wealtharu checks the deposit against your province's rules and refuses an amount that is not allowed.
- Do the walkthrough. Add each area and its condition, with photos. An empty report cannot be signed, since it would not be useful evidence later.
- Create the signable report. Wealtharu turns the walkthrough into a PDF that you and the tenant both sign.
- Invite the tenant to their portal so they can pay rent and send maintenance requests.
What happens next
- The deposit and first rent are recorded on the lease, and the balance updates.
- The signed condition report is saved on the lease for both parties.
- The tenant gets a portal invite. Once they accept, they can pay online right away.
Troubleshooting
- The deposit is refused. The amount or type is not allowed in this province. Check your province's deposit rules, which Wealtharu surfaces as you enter the amount.
- You cannot create the report. Add at least one area to the walkthrough first.
