For property managers
Send a prospective tenant the application form
Email a prospective tenant the rental application form for a unit. They fill it out online with no account, and the finished application comes back to you automatically.
Before you start
- You need to be a property manager, account owner, or admin.
- You need a property with at least one unit.
Send the application
- Go to Applications and select Send an application. It is also a quick action on your dashboard, and on a property under Applications.
- Pick the unit the application is for. Vacant units are listed first.
- Enter the prospect's email, and their name if you have it. You can add a short personal message too.
- Select Send application.
The prospect gets an email with a link to the application form. Send it to someone who asked to apply, the email is an invitation for that person, not a marketing blast.
What the prospect sees
- The link opens the application form in their browser. No account is needed, they just fill it out.
- They can save a draft and finish later, and attach documents like ID and proof of income.
- If you approve the application later and convert them to a tenant, that is when they get an account invite for the tenant portal.
Where the application comes back
- The moment they submit, the application appears in Applications with their details, income, references, and any documents they attached.
- It also shows on the property, open the property and select Applications. Each row opens the full application.
- You get a notification when a new application arrives, and it links straight to that application. Select Open this application in the email, or tap the notification in the app, and you land on the application itself.
- If you are signed out when you follow the link, you sign in first and then land on the application, not on your dashboard. That works whether you use your password, Continue with Google, or an emailed sign-in link.
- If you belong to more than one account, the link switches you to the account the application belongs to, so you do not have to switch accounts yourself first.
- Only managers and owners on the account get this notification, and a manager assigned to specific properties only hears about applications for their own properties.
Tips
- Every prospect you invite for the same unit gets the same stable apply link, so their applications all land on that unit together.
- Prefer to share the link yourself? Open the property, find the unit, and choose Apply link to copy it. Sending by email and copying the link use the same form.
- Advertising more widely? Publish a public listing for the unit instead, it captures applications from anyone with the link.
