Tenant-history signal (Openroom and LTB)

Coming soon, not yet available. The tenant-history signal is not live. It is held behind a rollout flag while we finish an Openroom data-use agreement and a legal review, and it only turns on after tenant screening itself is live. The steps below describe the intended experience. This article is not for publication until the feature is enabled.

See an advisory signal from tenant-history sources (Ontario LTB and Openroom) while you review an applicant. It is one input among many. A human always decides.

What it is, and what it is not

  • It is advisory. It gives you context to weigh, not a verdict.
  • It is one input among many. Use it alongside income, references, and your screening check.
  • It is not an automatic decline. Wealtharu never rejects an applicant for you. There is no decline button driven by this signal.

Before you start

  • You need to be a property manager, account owner, or admin.
  • The applicant must have consented to a tenant-history check (PIPEDA).
  • Tenant screening must be live for your account, and the signal flag must be on.

Steps

  1. Open the applicant's detail page from Tenants.
  2. In the Tenant-history signal section, confirm the applicant has consented.
  3. Select View tenant-history signal.
  4. Read the full result. Weigh it as one factor, then decide for yourself.

Use it fairly

Tenant-history records can be incomplete or contested. Do not use the signal as the only basis for a decision, and apply it the same way for every applicant to avoid human-rights and discrimination risk. Wealtharu is tooling, not legal advice.

Troubleshooting

  • The section says coming soon. The feature is not enabled yet. There is nothing to do until it turns on.
  • The result looks simulated. No live Openroom connection is set up yet, so you are seeing a stand-in.
