Offer a tenant a fixed-term renewal or a move to month-to-month, with any rent change checked against your province's rules.

Before you start

  • Renewals are available on all plans.
  • A proposed rent increase is checked against your province's rent-increase guideline. An amount above the cap is refused before the offer goes out.

Steps

  1. Open the lease from Leases and find the renewal control on the Settings tab.
  2. Choose the renewal kind, a new fixed term or month-to-month. If you are changing the rent, enter the new amount.
  3. Send the offer. The tenant sees it in their portal and can accept or decline.

What happens next

  • On accept, a fixed-term renewal creates the new term and the lease settles back to active. A month-to-month renewal moves the lease to month-to-month. The agreed rent takes effect on schedule.
  • An accept or decline is processed exactly once. A double tap, or a reply that crosses with your own action, cannot apply twice.

Notes

  • Renewal messages are about the tenant's own tenancy, so they do not need marketing consent. They are not a substitute for any notice your province's tenancy law requires.
