Offer a tenant a fixed-term renewal or a move to month-to-month, with any rent change checked against your province's rules.
Before you start
- Renewals are available on all plans.
- A proposed rent increase is checked against your province's rent-increase guideline. An amount above the cap is refused before the offer goes out.
Steps
- Open the lease from Leases and find the renewal control on the Settings tab.
- Choose the renewal kind, a new fixed term or month-to-month. If you are changing the rent, enter the new amount.
- Send the offer. The tenant sees it in their portal and can accept or decline.
What happens next
- On accept, a fixed-term renewal creates the new term and the lease settles back to active. A month-to-month renewal moves the lease to month-to-month. The agreed rent takes effect on schedule.
- An accept or decline is processed exactly once. A double tap, or a reply that crosses with your own action, cannot apply twice.
Notes
- Renewal messages are about the tenant's own tenancy, so they do not need marketing consent. They are not a substitute for any notice your province's tenancy law requires.
